Very modern small boutique hotel. Only 8 rooms. Marginally hard to find off of small alley. Excellent breakfast and breakfast staff. No front desk staff at times. No one on front desk on weekend or after 3:00 pm. Have to let yourself in with door code. Excellent location right by Pile gate where all taxis must drop you off. Must walk from gate to hotel but this hotel much closer to gate than most. Only down side is no elevator. Rooms are on third and fourth floors. We struggled to carry bags up 4 flights of stairs (and down at end) as well as every time we went out/returned but have been told no hotel in old town is allowed elevator. If you cannot do stairs do not stay in old town!

Know Before You Go: This hotel is actually a school for Hospitality students. Although hotel rooms and breakfast are provided, staff are only available in person on weekdays from 8-3 and Saturday until noon. After those hours, needs are addressed remotely. Our room was clean, but hot water tank in bathroom was insufficient for two short showers, and climate control in room was difficult to adjust, even with management assistance by phone. Price is reasonable for Dubrovnik Old Town, so that’s a plus.

Great location and good value for money. Near Stradum main street so it's close to shops, restaurants, attractions. Windows were very good at keeping things quiet from street noise. Staff were friendly and our rooms were cleaned throughout our 5-night stay. Breakfast had 5 options. Wifi was strong. Room amenities were good. Some issues with extractor fan but management will probably fix it. The Old Town doesn't allow any lifts in its buildings but Hotel Akademis is only 4 storeys high. We highly recommend.

The facility was located within the walking distance of one of the main gates. I was given a room on the third floor. The room was clean, in order and comfortable. The staff were kind and friendly. I did not use the air-conditioner.

This hotel is in old town so it’s few steps away from all nice places in old town. Staff from reception is very accomodating and very helpful, smooth check in. Room is spacious enough for me and my husband. It’s very clean, comfortable bed. Clean wardrobe. Toilet and bathroom are superb. They clean it and change towels everyday. There’s sound proof. Enough choices for breakfast with excellent and professional staff. We feel safe going around the area. I highly recommend this hotel.

Great location close to the gates so taking bags was not hard. Excellent, friendly staff and super accommodating. They got me into my room early and provided a boxed breakfast because I was leaving before there were staff onsite. Also, if you are leaving property early in the AM there is plenty of traffic with others leaving the old city for tours or flights. I wasn’t alone walking the streets at 6:30am!

部屋もスタッフの対応も良かったのですが 路地を入ったところのドアを入るのが分かりにくくて何分も周りをウロウロしました。 城壁の中なので場所は素晴らしいのですがエレベーターなしで重い荷物を4階まで上げるのはしんどかった。 冷蔵庫がないのも残念でした。 朝食はクロアチア朝食にしたのですが、ハムとチーズと卵だけでやさいは一切ありませんでした。 スタッフがレセプションにいる時間が限られているので夕方以降のチェックインは、ホテルからのメール連絡(英語)でドアの暗証番号が分かる方式です。

Room was clean, acceptable, and in an excellent location for touring old Dubrovnik. So why the bad review? You are paying full price for a hotel with minimum staffing. If you arrive after 3 pm you may have to ask several times before someone from the nearby restaurant leads you to a closed door in the wall with the name on the door itself, no other signage. Then you have to enter the room combination on the electronic lock and if you get the timing right after a couple tries, let yourself in, pick up your envelope with keys and find your room. This for almost $300 per night. In addition, the air conditioning was not working and the noise from the restaurant if you left the windows was not good for sleeping either. They worked on AC next day but still not great and I wouldn't touch the controls for fear of shutting it off.
